Location: Delta, B.C.
Client: Belkorp Industries & Onex Corporation
Objective: Explore the best approach to optimize the value of this 110 acre (44.5 ha), former petrochemical facility, waterfront industrial site.
Role: As a senior land development consultant with Moodie Consultants Ltd., and then under Zuliani & Company Consultants Ltd., Steve Zuliani serves as the lead consultant and project manager of 4 specialty consultant firms to complete the analysis and provide strategic advice on managing the land asset.
Result: The site’s extensive frontage on the Fraser River and Tilbury Slough, availability of rail, deep sea and highway access provides both opportunities, and development constraints. The analysis determined two basic site enhancement strategies for the overall site. The first was to undertake a comprehensive redevelopment of the whole site to a business/industrial park. The second was to complete minimal improvements and take advantage of the existing facilities that could be reused for marine terminal operations. The second option is being pursued by reviewing the site potential with prospective tenants or buyers.
